Location

Primary focus on Connecticut, with select opportunities in the Northeast and Southeast U.S.

Tenant

Single or multi-tenant properties, preferably with established national or regional tenants.

Property Type

Retail, industrial, mixed-use, and select multifamily or office assets.

Lease Term

Preference for stabilized properties with 3+ years remaining, but will consider shorter terms with upside.

Lease Form

NN or NNN leases preferred, but flexible depending on asset potential.

Credit

Investment-grade or strong regional/local tenant credit. Open to repositioning with high upside.
